Simple BIM Model to Plan a Home Renovation for Beginners

Before starting a home renovation, it is useful to measure the room, draw the existing condition, test layout options and estimate materials. This project shows a simple BIM-style workflow for planning the transformation of a 3 m x 4 m rectangular room into a small home office.


The goal is not to create a complete professional BIM model. Instead, this is a conceptual, beginner-friendly planning exercise inspired by BIM methodology.


Create a basic room model, test a desk and storage layout, compare before and after, and prepare a material list before buying anything.


This project is part of the work I did for the BIM course at my university.


Materials and Tools:


- Tape measure or laser measure

- Notebook or printed measurement sheet

- Pencil and ruler

- Computer or tablet

- Simple CAD, floor plan, 3D modeling or BIM-style software

- Image generator or drawing tool for presentation visuals

- Spreadsheet or table editor for the material list

- Optional printer for the final renovation board

Choose the Room and Define the Goal

The project starts with an existing rectangular room that measures 3 m x 4 m. In this example, the goal is to turn a simple bedroom or spare room into a practical home office.


The main planning objectives are: keep good circulation, use natural light, place the desk near the window, add simple storage and avoid buying furniture that is too large for the space.


This is not a professional BIM model or a construction document. It is a beginner-friendly BIM-style planning exercise to help make better renovation decisions before buying materials or starting work.


Measure the Existing Space

The model can also help estimate materials. For example, a 3 m x 4 m room has a floor area of 12 m². Adding 10% waste gives an estimated laminate flooring quantity of 13.2 m².


For a beginner project, the material list does not need to be perfect, but it should be clear enough to compare prices, check dimensions and avoid forgotten items.


Before drawing anything, measure the room carefully. Record the length, width and ceiling height, plus the position and size of the door, window, sockets, radiator or any fixed element that could affect the layout.


For this demo, these are the measurements used:


Room length: 4.00 m

Room width: 3.00 m

Ceiling height: 2.50 m

Door width: 0.80 m

Window width: 1.20 m

Desk planned size: 1.40 m x 0.70 m

Bookshelf planned size: 0.80 m x 0.35 m


A simple notebook sketch is enough at this stage. The important part is to capture the information that will become the base of the model.

Draw the Existing 2D Floor Plan

Next, convert the measurements into a clean 2D floor plan. Draw the outer walls, then add the door and the window in the correct positions.


This existing plan represents the current condition of the room before the renovation. It gives you a reliable base for testing furniture positions and estimating material quantities.


You can draw this with free CAD software, simple floor planning software, a vector drawing app, or even a carefully scaled sketch.

Create a Simple BIM-Style 3D Model

In a BIM workflow, the model is made from elements such as walls, floors, doors, windows and furniture, not just lines. Each element can carry useful information such as dimensions, material or quantity.


For this beginner project, the 3D model is very simple: four walls, one floor finish, one door and one window. The purpose is visualization and planning, not professional coordination.


The 3D view makes it easier to understand the room volume, check the natural light, and explain the idea to someone else before making purchases.

Test the New Home Office Layout

Now test the proposed office layout on top of the existing room plan. In this version, the desk is placed near the window, the chair faces the desk, the bookshelf sits on a side wall, and a floor lamp goes in a corner.


The key advantage of a BIM-style workflow is that you can test decisions before buying anything. If the desk blocks the door path or the shelf feels too large, you can move it in the model first.


For this layout, keep a clear circulation path from the door to the desk and avoid filling the center of the room with furniture.


One useful BIM idea is that different views can come from the same model. A plan explains the layout, a 3D view explains the space, and a section or elevation explains wall height and vertical relationships.


For this simple project, create three views: a 2D floor plan, an isometric 3D view and a basic wall section showing the window and ceiling height.


These views make the project easier to present and reduce misunderstandings before the renovation starts.
